You will be pleased to know we utilize the most up to date sources available for tenant screening, record keeping, and all other aspects of the property management business. Organization and efficiency are both a top priority for us. 

 

 

Tenant Placement: 50% of first month's rent 

It is incredibly important to us that we find the highest quality tenant possible for each of the properties we manage. At Ozark Roots Home Management LLC it is our goal to place tenants in a home they will be happy with for a long time. Our tenant placement fee is 50% of the first month's rent once a new tenant has been placed in the property.
 

We take the following steps when placing a new tenant:
 

  1. Preparing the home: When a home becomes available one of the first steps we take is to make sure the home is in the best possible condition. We supervise any cleaning and repairs that need to be done to ensure that the tenant is moving into a home they can be proud of. 
     

  2. Marketing the home: Several important steps are taken quickly to get the home as widely exposed as possible to potential new residents once it is ready to be shown. Quality interior and exterior pictures are placed on all of the most popular home rental websites, along with pertinent information about the home. We place a yard sign to indicate that the home is available, and when possible directional signs are also placed on connecting streets. 
     

  3. Showing the home: When potential tenants show an interest in renting the property we give them a tour of the home. Home showings are always done with the highest possible care and professionalism. 
     

  4. Tenant screening: Once a potential tenant has shown interest in renting the home we begin our in-depth tenant screening process. Our screening process includes; criminal background check, credit check, employment verification, rental history verification, and personal reference verification. Other details are also in place to provide the most complete screening possible. 
     

  5. Rental contract: If an inquiring tenant passes all screening and verification steps and they indicate interest to move forward we enter the commitment phase. Our lease package is very thorough and extensive to cover many details and provide as many legal protections as possible for both the owner and the management company. Tenants will acknowledge with signatures that they understand and agree to everything that is expected of them while living in the property. 
     

  6. Fee collection: At the time of the agreement being completed the tenant will pay the first month's rent along with deposits and any fees that apply. Funds will be disbursed in a timely manner as indicated in the property management agreement that the owner and management company have in place. 
     

Optional pet fee: As owner of the property it is your choice whether or not to permit the tenant to have pets in the dwelling. If you are in agreement with this option it is determined on a case by case basis, depending on the type of pet, the size, number of pets, etc. Pet fees are collected from the resident up front to offset any damage and cleaning that needs to be performed directly related to the pet. Pet fees are $350 for the first pet and $200 for each one thereafter. These funds are not considered deposits, but rather non-refundable fees that will be released to the owner according to the property management agreement. The additional pet rent is $35 per month for one pet, and $20 a month for each additional pet. 

Monthly Property Management: 10% of monthly rent 

Ozark Roots Home Management LLC offers competitive monthly management fees without hidden "incidental costs" that reduce the property owner's bottom line profit. The monthly management fee is 10% of the gross monthly rent. No management fee is charged if the property is vacant.  

The monthly management fee includes the following services: 

 

  1. Monthly and year end reports: Owners receive a detailed monthly report for their records. An all-inclusive end of year report is also issued to each owner. 
     

  2. Supervising maintenance: We take maintenance requests (emergency and non-emergency) and arrange for maintenance times that work with the tenant's schedule. We use the same “handy men” and service providers for the properties we manage that we use to maintain the properties we personally own. You have our promise that there will never be a middle man mark up. In fact, you will always get a copy of the original receipt to show exactly the charges incurred. These receipts will be a part of your monthly report. It is also our policy that any expenditure over $400 must be approved by the property owner in writing before the work is authorized. The only exception being if it is an emergency situation and we are unable to reach the owner.
     

  3. Rent collection: We collect monthly rents and disburse them to the property owner on a timely basis, along with the monthly report as referred to above.
     

  4. Home inspection: Property inspections are typically performed twice a year. If an issue arises that needs closer monitoring, inspections may be done more often. If you have any questions or desire pictures of your investment property we are happy to provide those.
